Paris, Texas has a new master-planned community, and if you are looking at new construction in Northeast Texas, Forestbrook Estates deserves your attention. Here is what we know right now, what matters for buyers, and why representation from day one is important.

The basics

Forestbrook Estates is a 200-acre development in the southeastern portion of Paris. Phase 1 includes 87 single-family homesites with homes by two builders: D.R. Horton and Wyldewood Homes. Pricing starts in the $200s and ranges into the $400s, depending on the floor plan, lot, and selected upgrades.

The community is located near Paris High School, the Love Civic Center, and local medical facilities, giving residents convenient access to the institutions that define daily life in Paris without sacrificing the feeling of a dedicated residential neighborhood.

The builders

Having two builders in one community is a genuine advantage for buyers. It creates choice and a degree of competitive pressure that benefits you.

D.R. Horton brings national-scale efficiency. They offer seven floor plans, ranging from the compact Zavalla at 1,146 square feet to the Lakeway at 2,115 square feet. Energy-efficient construction and integrated smart home technology come standard. Their national warranty program and established supply chain mean consistent construction quality and reliable timelines.

Wyldewood Homes offers a more boutique approach. As a Texas-based builder, they bring local craftsmanship and a more personal relationship with the buyer. If customization and a direct line to your builder matter to you, Wyldewood is worth exploring.

Floor plans

The available plans cover a range of sizes and configurations:

Zavalla (1,146 sq ft): The most compact option, ideal for first-time buyers, downsizers, or anyone looking for a low-maintenance new construction home.

Ashburn (1,317 sq ft): A single-story plan with open living areas. Comfortable without being excessive.

Texas Cali (1,858 sq ft): A mid-range plan with flexible living space, suitable for families who need room to grow.

Lakeway (2,115 sq ft): The largest plan, with generous bedrooms and a dedicated family area. The most livable footprint in the community.

Why representation matters at Forestbrook Estates specifically

Because Forestbrook is actively selling and construction is underway, the window for buyer representation matters. In many builder communities, including some in this area, builders will not allow you to add a buyer's agent after you have registered as a walk-in buyer.

This means the first visit matters more than you think. If you visit the model home without an agent, the builder's sales team will register you as their client. At that point, adding your own representation becomes difficult or impossible depending on the builder's policy.

What to watch for

A few things to pay attention to as Forestbrook Estates continues to develop:

Lot premiums: Not all lots are priced the same. Corner lots, lots backing to green space, and lots with specific orientations carry premiums that can add significantly to your base price. We help you evaluate whether the premium is justified by the long-term value.

HOA structure: Master-planned communities come with homeowner association fees and governance. Understand what the HOA covers, what the annual dues are, and what rules apply before you commit.

Phase timing: Phase 1 is selling now. Phases 2 and beyond will follow, potentially with different pricing, different floor plans, and different builder dynamics. Timing your purchase strategically matters.
